More economical car maybe? I'd think the rental idea would be a no go if you can't make repairs because honestly things do get broken and you have a small time to repair them with a tenant in place. How about a small pellet stove to heat the space when you want to use it? They are pretty easy to vent and install air intakes. The bags of pellets are about 40 pounds each but if your basement is dry you could have them stored there. I don't know if it would be more pain than it's worth but you cou...

Could you use a dewaxed shellac on the floor surfaces for now and either reshellac if need in spots or poly over the shellac after the trim is finished. I only mention this because it might be easier to mend any areas that need it if damaged from any other projects.
