I think you need to see what kind of rental market you have in your area first. What kind of prices are owners getting and which neighborhoods are being snatched up by renters. If you do a good job of screening the potential renters, I doubt that you would have damage other than normal wear and tear...

Have you Googled kit homes? There are archives of many kit builders on line. Of course it could be that a local builder used the same plans for multiple houses in your area, which was and is quite common. Our house was duplicated around our town and it is too early to be a kit home.

Hmmm. If I were considering this house, I would hire a structural engineer to give me a real opinion of the condition of the foundation and what is necessary to fix it. We did this and were very happy with the expert opinion and his detailed explanation/recommendation of what to do.

After you have cleaned, rinsed and dried the floor you can tape off the area that has been damaged and stain it to match the rest of the existing floor. Then seal the (dry) newly stained floor with a sealer that gives you the same sheen as the undamaged part.
