I second Diane's advice. The best thing you can do by far is to skip the home inpsector and have a general contractor that you trust go through the place and give you an estimate.

I have had four inspections on antique houses, and never not been burned.

I'm really a fan of steam heat now, though I have to confess it was a bit intimidating at first. I love not having hot air blowing around all the time, and there's just something about the rads gradually giving off heat that makes it seem a lot more "even" than either the Electric or Hot Water baseb...

When we were trying to get insurance on the current house, our Allstate agent came up with a list of claims that had been made on the property dating back at least five years. So that should be available.
