FOr $8900... how can you go wrong. :) Maybe the bank will take $7900 just to get it off the books. Obviously you probably can't get a loan against it until you put in maybe $10-20k plus some sweat equity to make it minimally liveable. After that, it depends on the market as to what it would appraise at. Then you cna look at a construction loan, or jsut keep picking away at it.

Looks like a big yeard. IF the neighorhood is descent, it would make a nice little project house.

Wow, such a bargain!
Nice little pyramid-roofed 1900 cottage (give or take 10 years). The room that is brought forward with the nicely-detailed gable brings it up a notch.

I know! Location is not an issue in Tipton. Were not even close to being 1,000 in population and its about a mile east to west and a mile from north to south. So neigborhoods are really nonexistent here. I'm not even sure what kind of project this would be.. no one moves here by choice. So the idea of making money off of it is out of the question. There are just so many little treasures here that I want to give some old home lovin to. But I guess I should start with my own home right?
I'm going to go peek inside this weekend. The backdoor was unlocked last time I checked. Oh the perks of living in a small town :)
