Appraisal Problem

Can I do anything? I had the house I am trying to buy appraised on Thursday. He said he would have the report completed by Sunday night. Monday nothing. No return to emails from my lender. Tuesday not returns to emails or phone calls from my lender. Today (Wednesday) he finally responded by saying he needed another copy of the contract (3rd time he has ask and received a copy of it). It has been one week tomorrow since he appraised the house and still no report. He does not seemed concerned at all about it. We are scheduled to close on Monday. We already completed the three repairs he said was needed. What, if anything, can I do?

Don't you have an lawyer for the sale and the closing? If so call them and have them call the appraiser.

I second calling the lawyer. Also, if you are buying through an agent, contact them also. They don't get paid until you close so they might find a way to twist his arm also.

I've been waiting 3 weeks for an appraisal on my house. They admittedly do not know what to do with it as there are no comps of my house. They're fine if they can look up transfers of 12 like it in a development but if your home is old and unique, they don't know what to do. I guess he thinks if he just ignores me and the bank long enough, an appraisal will magically appear and he can turn it in.

It's very frustrating, I feel your pain.

You are paying for the appraisal. If you don't already have a contact name and phone number, get them and call. We had a similar issue recently and I texted the appraiser every could of days until he submitted the report. Keep in mind that finding comps for these old houses is a bigger challenge than for newer homes and it does take longer to complete the final report. The key to remember is you are the client and they are supplying a service. Call and find out when the report will be completed. Good luck with closing!!!

Finally received the report.......... :?

it's completely wrong, I'm wondering why he even bothered. Simple things, like it says that I have a 2 car garage, it's a 3 car, etc etc etc

the comps he used, ugh, some are 1/2 yes 1/2 the sq footage of my house and 30 miles away in another city. lol

ok what ever, I just wanted an eqity line so the number didn't really matter, it's just a matter of necessity but I can tell we're going to have a time when we go to sell this house.

It has now been 1 week and 1 day and still no appraisal report. I asked my realtor and she said she is prohibited by law to talk to him. Some how she did talk to him. He played it all off like he didn't have a copy of the exicuted contracted (he was sent it 3 times), so she emailed him one. We were scheduled to close Monday, but now that is not possible. He assured the realtor that he would go to the house today (Friday) and check his three findings (that he told us about when he did the appraisal). I want to file a complaint against him (after he finally the sends appraisal report). I just don't know who to complain too. My lender has been in constant contact with his company and they are of no help either.

I never thought that he might not know how to appraise. The only other one in the area kind of like is priced at $550,000 because it has a lot of land with it.

Your state should have an Appraisal Board, I found this for Texas http://www.talcb.texas.gov/ComplaintsConsumer/default.asp

All I can say is put up a fight. We recently had a very poor appraisal prepared on our home for a refinance, facts were wrong, comps were lousy, yada yada. I asked them to correct it once which they did and then discovered there were other comps in the area that they should have used but they refused to make any further corrections. So, long story short we ended up walking away from the loan because of the lousy appraisal. I complained enough to the bank that they refunded our appraisal fee. I may try again with another bank but I'm sure I'll have the same issues to deal with again. They just don't know what to do with houses like ours. Its easy to find comps of run down houses of this era but to find one that is taken care of seems to be much more difficult unfortunately. Its just another battle us old house enthusiast must fight to get these wonderful places the respect they deserve.
