"Tin" Roofs - how to tell if it needs re

Postby Fred Wilharm on Sun Apr 04, 1999 11:51 pm

We are purchasing a home built in 1895 that has a galvanized metal (3V) roof, at least on all but the porches. The roof has been "Kool Sealed" so it is impossible to tell the condition of the outer surface. In the attic, the underside looks practically like new - no rust at the seams, etc. There are two or three small leaks in the 4800 SF home that appear to originate between panels in the valleys, etc.

The seller, perhaps to cover herself liablity wise, simply says it needs a new roof. I'm not so sure, given what I've heard about metal roof longevity. Should I bring in a professional leakproofer, or go ahead and replace the roof?

Please e mail response in addtion toi posting.
