I agree 39K is way too high, get other estimates and make sure you know exactly what they cover.

Yup I would say get a structural engineer in and see what the state of things is and what needs to be done. Then go from there
Obviously it will need all new electrical and plumbing done as well.

In older houses that are not sealed as tight as new ones, they are pretty safe and most have additional safety features built into them. The Coal Basket is exactly what I am planning to put in mine. It is absolutely not a Cape Cod, it is a bungalo with jerkin head roof features, very nice. I have a four square with the Jerkin head roof and a pent eve roof in the front.

Yup that is vermiculite. ver common insulation in old buildings, also a gardening medium. It should not be inhaled.

sorry don't have a pic available right now, but it will not keep the air from escaping if it is on the wall and not on the refrigerator itself. Allow a couple inches for air, do not jam refrigerator right into the foam.

I have a 2" foam board on the wall behind my refrigerator, don't know if that would help you or not
